St Andrews Student Letting
Our aim is to provide the St Andrews rental market with quality accommodation for students (undergraduate and postgraduate) and University staff. All of our properties are centrally located and we strive to meet all of our customers’ accommodation needs.
Property viewings are always conducted by someone with a great knowledge of both the property and St Andrews. Inventories of contents are checked and agreed prior to a lease commencing with tenancy deposits held securely and ring-fenced. Regular safety checks are performed on all gas and electrical appliances. Fire extinguishers, fire blankets and smoke alarms are installed in all of our student rental properties. Where more than two unrelated persons occupy the property, a current HMO licence from Fife Council will be held. We do all this and more because we couldn’t operate any other way; thankfully many people appreciate this and there’s always a high demand for our St Andrews flats.
Viewing and Securing a Property
If the property is currently available, or will become available within two months, 1then we’ll happily arrange viewings. All viewings must be organised through ourselves; remember the property could well currently be someone’s home, so please don’t just turn up at the door. We’ll arrange times which are convenient for our tenants and will accompany you on any viewings.
Two references per person are required, ideally these should be from the prospective tenant’s current landlord/warden and a member of academic staff – we mention this now, as delays in obtaining references can hamper the application process.
If it’s some time before the tenancy is due to begin, we ask that you secure the tenancy via a holding deposit. Then when the tenancy is about to begin, we’ll get the contractual lease signed and transfer your holding deposit to your tenancy/breakage deposit.
Moving In
We’ll meet you at the property, and provide a full tour and answer any questions you may have. At this time, we’ll agree and sign the inventory with you, take utility meter readings and issue keys. Tenants should contact the utilities and telecom suppliers to update account details and guarantee continuing service. It’s then yours; we will arrange property inspections throughout the year at times convenient to everyone, and we’re always just a call away.
Frequently Asked Questions
How much is my deposit?
A holding deposit is usually a fixed amount. The tenancy deposit is generally equivalent to one and a half months rent. We hold our tenancy deposits with SafeDeposits Scotland.
Is my tenancy legally protected?
Absolutely! You will have a tenancy agreement that gives you the full protection of the law.
How do I pay my rent?
Rents are payable by bankers’ Standing Order, in advance, generally so we receive payment by the first of the month. It’s an easy system helping you to never forget a rental payment.
What bills do I have to pay?
You are responsible for all utility bills for the property – so gas, electricity, telephone & internet. We’ll agree the starting meter reading when you move in, you should then contact the relevant suppliers to take over the account. When your tenancy ends, you will fully pay the account and ask for it to be suspended for the next tenant to take over. You are responsible for the Council Tax for the property. Most students are given a 100% discount, but it’s your responsibility to check this and notify Fife Council of your status.
What happens if something goes wrong in the property?
We pride ourselves on both the quality of our properties and our customer service. You’ll have direct contact with us and we work with some of the best local tradespeople; thereby allowing us to remedy issues as quickly and thoroughly as possible.
